HMOs in Nottingham - Article 4 Direction

Finding HMOs in Nottingham can be extremely difficult if you don't understand the process of Article 4 and how it works.

What Article 4 is, is a planning restriction which means you can't create new HMO's within the Article 4 area without applying for planning permission. This applies even to smaller HMOs, such as 3-bed or 4-bed HMOs.

The two ways around this are to either: purchase properties outside the Article 4 areas, or to purchase existing HMOs within the Article 4 area (however if you do this, you need to make sure the properties have planning permission already granted).

How to find the Article 4 area?
